Our remuneration (commission)
    • Management fee: 20% from net amount received by the owner after platform costs.
      • pilotage global : commercialisation + relation voyageurs + check-in/out + coordination terrain + suivi qualité + reporting.
    • VAT not applicable (art. 293B of the CGI).
    • Monthly billing, payment by bank transfer.
Operating costs (cleaning, linen, travel)
 
Fees are charged according to the schedule below:
 
Cleaning
    • 25 net / hour
      An initial visit (free of charge) will enable you to estimate the number of hours required.
Linen
 
Lavage & mise en place d’un jeu de draps & oreiller & de serviettes
    • Lit double : 25€ nets 
    • Lit simple : 12.5€ nets
Déplacement & présentiel
    • Déplacement : 20 € net
    • Présentiel par tranche de 15 minutes : 10 € net
      (Veille, aération, suivi de chantier, courrier, etc.)
Emergencies / interventions / works
    • Interventions / emergencies : on quotation
    • Works / equipment purchases : compulsory validation by the owner
    • Consumables : on request or fixed price
Legal“ operation”
 
You keep control of your ads
 
You create and publish the advert (Airbnb/Booking/Abritel).
We work in assistance (optimisation, scheduling, pricing, authorised settings), without acting as an agent.
 
Compliance: responsibilities
 
You remain responsible for the legal obligations associated with the advert (declaration to the local council, registration number if applicable, tourist tax, etc.).
 
Collection
You collect the rent; we never collect rent or deposits.
 
Exclusive
The contract provides for exclusive management of the accommodation for the duration of the contract.
 
Duration & termination
    • Duration : 12 months (tacitly renewable)
    • Cancellation : 2 months' notice
Options (optional): LMNP compliance & classification
 
If you would like assistance with the formalities :
    • Pack Déclaration LMNP : 75€ TTC (SIRET LMNP, town hall declaration, registration number when applicable, tourist tax, local checks) 
    • Pack Classement Meublé : 75€ TTC (+ cost of approved organisation in addition: approx. €150-180 incl. VAT) 
    • Pack Total LMNP + Classement : 150€ TTC (+ cost of approved organisation)
